The Process
Our typical process for most clients starts by having a first initial consultation to learn about your goals and dreams for your home, including budget. We then move into selecting one of our hundreds of floor plan options and then guiding you through the 5 step design selection process. Our Semi-Custom homes are some of our most efficient and enjoyable projects to build. The reason being is that it provides you with the opportunity to give us examples of your favorite home designs and style & we pair that with a plan that meets those needs. From there you are able to make minor modifications to your plan which allows us to reduce any unforeseen costs or errors due to plan changes. STEP ONE – INITIAL HOMEOWNER CONSULTATION
To get started on the exciting journey of building your new construction build we like to have a 1 – on – 1 consultation with our clients or our clients and their agent. During this consultation we go over your budget, details about the home you want to build, timeline, design style, and identify financing options.
This is one of the most critical parts in building your dream home because at this meeting we determine the best plan and budget to meet your goals. One tip we advise is that you bring us a ‘vision board’ of what your design tastes and preferences are. Here are the top items we recommend you think about prior to your consultation meeting:
- How many Bedrooms & Bathrooms do you need?
- What other types of rooms do you want to include (Theatre, Office, Home Gym, Pool House, Craft Room, Game Room, Man Cave, Butler Pantry, Etc.) ?
- What are the MUST haves? What are the MAYBES?
- How many garage spaces do you need?
- Do you have any specialty items like additional lighting, wider hallways for access, additional electrical work, upgraded security systems, etc (Items outside of the standard build specifications)?
- What type of lot and neighborhoods do you like and want? Culdesac, Corner Lot, Front of The Neighborhood, Neighborhood Pool, Do you need trees, what size, etc? How Important is the lot in comparison to your budget?
- What is your budget?
- What are your favorite design styles?
- We recommend taking pictures of houses you like or features you like or finding examples online and sharing a pinterest board with us.
- Think about the types of counters, cabinets, flooring, paint colors, hardware, lighting, tiles, and carpet examples – those help us get a clear picture on the dreams for your home
- What do the bathrooms and kitchens look like, include things like plumbing fixtures, bath tub style and type, shower designs, sinks, appliances, etc
STEP TWO – CONSTRUCTION FINANCING, LOT & CONSTRUCTION BID PHASE
The next step after the first meeting is to get you connected with a construction lender to get you a pre-approval for a construction loan. There are many options and several that include one time close programs, meaning at the end of your build your loan is converted to a permanent mortgage. Once we have a determination on what you are pre-approved for we can begin the bid process to select a plan that fits your budget along with a lot recommendations.
The construction bid process typically takes about 2-5 days for simpler projects and 5-10 days on more complex builds. As we go through the build process we are detailing all the items you included from our initial consultation to develop a set of rough plans, building specifications (the materials used to design and build your home), and a quick estimated cost sheet and include recommended lot options to meet your budget.
One item we like to remind our clients of, is that the price of the house remains the same but the cost of the lot and what it takes to prepare that lot or land for construction can drastically change the total cost to build your new construction home. So we emphasize the importance of factoring how important a lot and location are in comparison to your budget.
STEP THREE – FINAL DETAILS & CONSTRUCTION CONTRACT SIGNING
Typically after the first quick estimates, plans, and building specifications are presented via email we determine whether it meets your goals or if we need to adjust anything to present a revised rough plans, building specifications, and cost estimate. Once we reach the final details of your plans, budget, building specifications, and cost estimate then we proceed with phase 2 of the bid process & present for Final Construction contract signing a detailed formal cost sheet, building specification sheet annotating each item for your build, final lot selection, and preliminary plans that are finalized with our architect shortly after contract signing.
These items are provided to your Construction Lender to begin formal approval and acquisition of your construction loan. During this time pre-construction tasks are being completed such as obtaining insurance, permits, plot plans are formalized, and plan revisions or plan development is occurring to prepare for breaking ground and construction loan closing.
STEP FOUR – CONSTRUCTION LOAN CLOSING & BREAKING GROUND ON CONSTRUCTION
Once the construction loan is finalized and complete based on the plans, building specifications, and cost sheets we enter the phase of permit approval with final plans, and prepare to break ground. Our goal is to start the construction of your new home as soon as possible contingent upon the weather and permits being issued. Once those items are in the clear and your home is properly set up to build, the journey of building your new construction home begins.
STEP FIVE – CONSTRUCTION PHASE & DESIGN SELECTIONS
Our favorite phase in the process is watching your dream go from paper to reality by turning a plot of dirt into a home. There are typically five major phases in the construction process and 5 design selection phases that we’ll guide you through every step with design sheets and selection timelines in hand so you don’t ever have to question what your next step is.
As you begin the process you will be provided with your design selection schedule, vendor contacts who have your price allowances for your design selections along with a set of your new construction home plans, and the required material selections needed for your home. Often we pair materials and selections together such as bringing carpet and tile samples to your counter top selection meeting to create a complete home ‘design palette’.
STEP SIX – FINAL WALK THROUGH, INSPECTIONS, & MORTGAGE LOAN CLOSING
Once we reach the final phase of your home build and all items are installed and completed, we provide you with a ‘punch list’ to fill out. A punch list includes little items like paint touch ups, adjustments, or little items that need the final finishing touch to ensure your home is in tip top shape and ready for you to move in. Once the punch list items are completed we walk through ourselves to ensure they were done properly and have you walk through once more before your final sign off. From there your house is ready to wrap in a bow and deliver to you to enjoy!
During construction, if building permits are required, your home will go through a series of municipal inspections to ensure that your home is meeting the building code requirements through each phase of the build. This acts as a second set of eyes on the construction of your home and informs us of any possible changes or new code requirements we haven’t yet received to ensure your home is built properly. At the final phase of your home’s construction a Final Certificate of Occupancy Inspection is completed giving the sign off that your home is approved and ready for you to move in and enjoy living in it!
